NOTE: Red House, Longley, Parkview and Lower Cottages also carry a building supplement on double rooms of £195. Double rooms in Montford may also carry a supplement of £160. Some multi occupancy rooms in Main Building may also carry a small supplement based on facilities (ie. washbasin)

Housing Contract

I understand that if I have applied for an annual contract, I am committing myself to stay in University accommodation for both the Fall and the Spring semesters. If I decide to leave University accommodation early, I will forfeit my housing deposit and be charged £1000 per semester for breaking my annual contract.

I understand that this agreement constitutes a binding contract between Richmond, The American International University in London and me and this is binding both for room and for board except where otherwise stated, in writing, by the University.

For full details on housing fees, contact the Finance Office at finance@richmond.ac.uk. The £1,000 housing deposit I have submitted is non-refundable (if subsequently cancelled by me). The deposit will be held on my account for the duration of my housing lease and, at this point, remains on my account until I graduate or withdraw unless the fee payer requests earlier repayment. The deposit will only be released once the University is satisfied the student owes no outstanding fees or charges.

NOTE: If you do not submit this Housing Application and Contract by the May 1, 2011 deadline for Fall or December 1, 2011 for Spring, your request will be waitlisted and housing cannot be guaranteed. If you apply for housing after the deadline, housing may be available but not at the published rate.

I understand that the University reserves the right to change room assignments, consolidate, and make good faith decisions when special circumstances arise. I also understand that I must occupy my room by the last day of the course add/drop period. If I have not moved in by that date, my housing contract will be cancelled and I will forfeit my housing deposit and be charged £1000 per semester for breaking my annual contract.

If I should withdraw from the University, or take a Leave of Absence the University will withhold my deposit and I will be charged £1,000 per semester for breaking my annual contract. If I am dismissed from the University during the semester for disciplinary reasons I will be withdrawn from housing and will receive no refund of room & board fees. In addition I will forfeit my deposit and I will be charged £1,000 for breaking my annual contract. If I am dismissed from the University for academic reasons, I will receive a refund of my housing deposit minus any fees to cover damage to the room.

If I have taken out an annual contract I understand that I may leave personal items in my room at my own risk over the December break without charge; however, items must be packed away neatly, all electrical equipment must be unplugged and all food and perishable items must be removed from the room. I understand that at the end of the Spring 2012 semester I must vacate my room on or before the move-out date and store my personal belongings off campus. Further I understand that I will face a £50 penalty for failure to check out of my room (£80 if I am living in Montford House) appropriately and a £250 per week charge for failure to remove my personal belongings from the room after the residence hall closing date. The University reserves the right to remove and dispose of any of my possessions without further notice.

If I have applied for summer housing I understand that I must vacate my room by the move out date and there are no storage facilities on campus.

By signing this contract, I agree to abide by all University regulations pertaining to living in halls of residence including the Student Conduct Code. I accept that I may be charged additional fees for inappropriate behaviour, the details of which can be found in the Student Code of Conduct. Furthermore, I understand that authorised University staff may enter my room if required.

I understand that ultimately any dispute concerning this contract will be settled by the Courts of Law in England.
